Buying a home

Here is how I work with buyers, from the first conversation to closing. The process is the same whether you're buying your first townhome or moving up to a larger house.

  1. Initial conversation

    We start by talking through your budget, timing, what you need in a home, and what you'd be willing to give up. If you haven't spoken with a lender yet, I can suggest a few.

  2. Neighborhoods

    Based on that, I'll point you to the areas that fit and explain the differences between them: schools, commute, HOA rules, and how quickly homes there tend to sell.

  3. Touring homes

    When we visit properties I'll give you my honest read on each one, including things that could cost you money later and how the asking price compares with recent sales nearby.

  4. Making an offer

    I'll pull the comparable sales, recommend a price and terms, and explain the trade-offs of each contingency. I handle the negotiation with the listing agent.

  5. Inspection to closing

    I coordinate the inspection, appraisal, and paperwork, help you decide which inspection items are worth negotiating, and keep the file on schedule through closing.
