South Riding, Virginia

South Riding is a large planned community in the southeastern corner of Loudoun County, built through the 1990s and 2000s around a set of lakes, a golf course, and a substantial recreation package. It uses a Chantilly mailing address and sits right against the Fairfax County line, which causes regular confusion: it is Loudoun County for taxes and schools.

Built around amenities

The community’s defining feature is how much was built into it: multiple pools and swim clubs, lakes with trails around them, sports courts and fields, community facilities, and the public South Riding Golf Club. The town center along Riding Center Drive holds a grocery, restaurants, and services, along with the town hall and community buildings.

Housing runs from townhouses in sections like Amberlea and Kirkpatrick West to substantial single-family homes near the golf course, with the lakes districts in between. That range means a wide price spread inside one association, and buyers should confirm which amenities a specific address actually has rights to.

The county line

Because Route 50 divides Loudoun from Fairfax here, and because the mailing address says Chantilly, buyers regularly assume Fairfax County schools and taxes. It is Loudoun County Public Schools, generally the Freedom High School pyramid, and Loudoun tax rates. LCPS has redrawn boundaries repeatedly in this part of the county as new schools opened, so the current assignment for a specific address is worth checking.

Across Route 50 sits Stone Ridge, a separate Loudoun planned community with its own town center and amenities. Buyers shopping this area usually look at both.

Getting around

Route 50 runs along the northern edge, with Loudoun County Parkway and Route 606 nearby and Route 28 a short drive east. Dulles Airport is about fifteen minutes away, which suits the many residents who work in the Dulles corridor. There is no Metro station in South Riding; the Silver Line stations at Ashburn and Loudoun Gateway are a drive north, so rail commuters plan on a park-and-ride.

With a large stock of homes of similar age and design, price differences come down to condition, updates, lot position, and which section a home sits in. Buyers should read the association documents carefully — the amenity package is a real part of the value and the dues. Sellers should compare against their own section rather than the community average, and be ready for buyers who have toured several near-identical homes.
