Lincolnia sits along Little River Turnpike in eastern Fairfax County, between Annandale and Alexandria and just inside the Capital Beltway. It is one of the more affordable places to buy a detached house inside the Beltway, and it trades almost entirely on that.
The area
Lincolnia Heights and Lincolnia Park hold established 1950s and 60s single-family neighborhoods on modest lots. Along Route 236, shopping, garden apartments, and condominiums fill the corridor. South toward I-395 and Alexandria’s West End, Bren Mar and the Edsall Road area add apartments and townhouses. North lies Lake Barcroft, a separate private-lake community with its own association and rights.
The addresses are misleading
Homes here carry Alexandria, sometimes Falls Church, occasionally Annandale addresses. None of them place a house in the City of Alexandria or the City of Falls Church. This is Fairfax County: county taxes, county schools. Confirm the jurisdiction of a specific parcel before estimating either.
The housing stock
Ramblers, split-levels, and colonials from the 1950s and 60s on modest lots. Mechanical systems are generally on their second or third replacement, and that is where the money is: judge these houses on roof, HVAC, windows, and electrical service before kitchens.
Getting around
No Metro station. Van Dorn Street and King Street are roughly ten minutes by car or bus, and Route 236 bus service is frequent. The real advantage is road access: I-395 immediately south, the Beltway west, and a short drive to the Pentagon and the District.
