Arcola and Loudoun Station
The Silver Line's Loudoun terminus and the Route 50 corridor beside it: the county's only walk-to-Metro market, and the crossroads village it grew out of.
This is the one part of Loudoun County where a resident can walk to a Metro train. The Silver Line’s Ashburn station — its western terminus — sits at Loudoun Station, and the district around it is built at densities found nowhere else in the county.
The areas
Loudoun Station is the mixed-use core beside the platform: apartments, condominiums, townhouses, restaurants, and a cinema. Moorefield Station is a larger planned community south of it, with single-family homes, townhouses, and condominiums. Arcola is the original crossroads on Route 50, which predates all of this by more than a century and still has a few older houses and its historic school building — though the name now covers a great deal of new construction around it. North and east, the Route 606 corridor runs to offices, data centers, and newer residential blocks.
Measure the walk
The transit premium here is real, and so is the distance. From parts of Loudoun Station the platform is a genuine short walk; from the outer parts of Moorefield Station or the Route 606 corridor it is a long one or a drive. Walk the actual route from a specific address before paying for walkability — listings are optimistic about this, in every market.
The fees
Condominium fees and association assessments here fund structured parking, elevators, and urban common areas rather than a neighborhood pool, and they are correspondingly higher than elsewhere in the county. Get the current figures in writing, including any separate parking charge, and compare total monthly cost.
Schools
Loudoun County Public Schools serves the area, and this is one of the least stable school-boundary areas in the county — assignments have moved repeatedly as new schools opened across the Dulles South corridor. Confirm the current attendance area for a specific address with LCPS, and do not rely on information from a previous year.
Getting around
The Ashburn Metro station is here; Loudoun Gateway is the next station east. Tysons is about twenty-five minutes by train and downtown Washington under an hour. Route 606, Route 28, the Dulles Greenway, and Route 50 all meet nearby, and Dulles is about ten minutes.
Buying or selling here
Buyers should decide whether they are buying transit or buying space, because this market only makes sense as the former. Walk to the platform, get the fees in writing, and confirm the school assignment this year. Sellers within a genuine walk of the station should say the actual number of minutes — it is the single most valuable fact in the listing.
