The neighborhoods
Old Keene Mill Road is the spine, with shopping centers, the library, and the neighborhoods branching off it. Rolling Valley and Rolling Forest are established 1970s subdivisions with pools and paths, close to the high school. Cardinal Forest and Middleridge hold colonials and split-levels from the 1970s and 80s, some with association amenities. South, Orange Hunt and Hunt Valley run toward the Fairfax County Parkway, and the Saratoga and Newington Forest edges blend into the Burke and Newington markets.
The pyramid is the point
Most buyers here are choosing the West Springfield High School pyramid, and the area trades at a premium to Springfield proper because of it. Some addresses are assigned to Lake Braddock or elsewhere, and the boundary is not obvious from the road. Confirm the specific address with FCPS — in this market that single fact moves price more than anything inside the house.
The housing stock
Single-family colonials and split-levels from the 1970s and early 80s on decent lots, with pockets of townhouses. Roofs, HVAC systems, and kitchens are generally on their second replacement, and inspection findings concentrate there. Within the pyramid, condition and updates do most of the price-setting.
Getting around
Old Keene Mill Road (Route 644) connects to the Fairfax County Parkway west and I-95 and the Franconia-Springfield Parkway east.
Two rail options, neither walkable from most of the area: the Rolling Road VRE station on the Manassas line near the southern edge, and Franconia-Springfield — Blue Line terminus plus Fredericksburg-line VRE — roughly ten minutes east.
Buying or selling here
Buyers should confirm the pyramid first and then judge houses on mechanicals rather than finishes. Sellers inside the West Springfield pyramid should say so plainly in the listing; it is the reason a good share of the buyer pool is looking at this area at all.
