Potomac Yard is a rail yard turned neighborhood, between Del Ray and National Landing, and the arrival of its own Metro station in 2023 changed what it is worth and what it will become.

The station

The Potomac Yard station on the Blue and Yellow lines sits in the middle of the development, one stop from Reagan National and Crystal City. The development is long and thin, so the walk from a specific address varies a great deal — measure it rather than assuming.

The campus

Virginia Tech’s graduate campus in innovation and computer science was developed here in connection with the region’s technology investment. It brings students, staff, and further development, and it is part of why building has continued.

Two jurisdictions

Most of Potomac Yard is in the City of Alexandria; the northern end runs to the Arlington County line and National Landing. The two set their own tax rates and run separate school divisions. Confirm the parcel before estimating either.

The neighborhoods

Around the station, apartments, condominiums, and the university campus. At the northern and southern ends, Potomac Greens and Old Town Greens are established townhouse and condominium communities from the 1990s and 2000s. Along the river side, Potomac Yard Park and the Mount Vernon Trail run the length of the area. On Route 1, the retail corridor is being redeveloped into mixed-use.

Still building

Sites around the station and along Route 1 are at various stages. Expect construction activity, changing views, and an evolving street environment. Ask what is approved on the parcels immediately around a specific building — for a view or for quiet, that is the whole question.

Schools

Alexandria City Public Schools for the Alexandria portion, with Alexandria City High School as the city’s single comprehensive high school; Arlington Public Schools north of the county line. Confirm the jurisdiction first, then the assignment with the right division.

Getting around

The Metro station in the middle, Route 1 through, the Parkway alongside, the Mount Vernon Trail the length of it. Reagan National about five minutes — convenient, and a source of aircraft noise worth checking at a specific unit.

Buying or selling here

Buyers should measure the walk to the platform, confirm the jurisdiction, and find out what is being built next. Sellers should give the walk in minutes and name the jurisdiction — in a development that straddles a boundary, buyers appreciate not having to work it out.
