One of the Dulles corridor's original planned communities, west of Ashburn off the Greenway, with a nature preserve and an association that predates most of Loudoun's growth.
Broadlands was one of the first of the large planned communities that now fill the Dulles corridor, begun in the 1990s west of Ashburn. Its age is its distinguishing feature: the trees are grown, the amenities are finished, and nothing nearby is still under construction.
The community
The original Broadlands holds 1990s single-family homes and townhouses near the community center and the nature preserve. Broadlands South extends past Waxpool Road toward the Loudoun County Parkway. Southern Walk — developed with community-wide fibre service — sits next to and is often shopped with Brambleton. Along the parkways, newer infill and townhouse blocks have filled the gaps.
The nature preserve
A protected natural area inside the community, with trails and a nature center, kept as woodland. It is permanent, not a phase awaiting construction, and it is one of the things that distinguishes Broadlands from communities built a decade later.
Fees
The association funds the pools, trails, sports courts, community center, preserve, and common grounds. Some sections carry additional arrangements — Southern Walk has historically included community-wide fibre billed through the association. Ask what applies to a specific property and read what the fee actually includes.
Established versus new
Against Brambleton or Stone Ridge, the choice here is usually maturity against newness. Broadlands offers grown trees, finished amenities, and no construction traffic; its houses are correspondingly older, so roofs, HVAC, and kitchens are further through their life. Both are legitimate purchases; they are not the same purchase.
Schools
Loudoun County Public Schools, generally the Briar Woods High School pyramid, with some addresses assigned elsewhere. Confirm the current attendance area for a specific address with LCPS.
Getting around
The Dulles Greenway runs along the northern edge with an interchange at Claiborne Parkway; Waxpool Road, the Loudoun County Parkway, and Route 28 carry the rest. The Silver Line’s Ashburn station is roughly ten minutes east and Dulles about ten minutes south — among the best-placed communities in the county for both.
The Greenway is a toll road, and for a daily commuter the tolls are a genuine monthly cost worth putting in the budget.
Buying or selling here
Buyers should weigh the mature setting against the mechanical age of the house, and should count Greenway tolls if they will use them daily. Sellers should lead with what the association provides and with the school assignment, and be prepared for buyers comparing directly against newer product a few miles south.
