The neighborhood
The original 1950s and 60s subdivision holds single-family houses on wooded lots, with Mantua Elementary at its center. South toward Route 236 there is shopping and some denser stock; north, the area runs toward Route 29 and Woodburn. The Accotink Creek stream valley cuts through with parkland along it.
Accotink Creek, both ways
The stream valley is an amenity — trails and mature trees — and a consideration. Lots adjoining it should be checked for floodplain designation and, in places, stream bank erosion. Ask about both specifically on a property backing onto the valley.
Not the city
Mantua adjoins the City of Fairfax and is not in it. County taxes, Fairfax County Public Schools. The city has its own rate and its own arrangement with FCPS. Confirm the jurisdiction of a specific parcel.

Getting around

Access is excellent, and the Beltway is audible on the eastern streets — worth listening for at a specific address.

This is a neighborhood people move into and stay in, so inventory is thin and turnover slow; buyers should be ready to move when something appears. Judge the houses on mechanicals, and check the creek if the lot backs onto it. Sellers have an established address — the pyramid, the pool, and the trees are what to lead with.
