The trade
Older housing stock and a bus-based transit pattern instead of a rail-based one. In exchange: Arlington schools, Arlington services, Arlington parks, and a ten to fifteen minute ride to the Pentagon and Pentagon City.
That bus service is among the most frequent in the region — Metrobus plus Arlington’s own ART network. For someone working at the Pentagon or in Crystal City, the practical commute competes with a rail one.
The neighborhoods
At the eastern end, Penrose and Arlington View sit closest to the Pentagon. Mid-corridor, Columbia Heights and Alcova Heights hold modest single-family houses and garden apartments. West toward Four Mile Run, Douglas Park and the Arlington Mill area include newer mixed-use blocks. Behind the corridor, Barcroft and Glencarlyn are quieter, greener single-family neighborhoods.
South of the Pike, Green Valley — historically Nauck — is one of Arlington’s established African American communities, dating to the 19th century, with its own civic association and identity, and it has seen both investment and change in recent years.
Redevelopment, slowly
Arlington has planned mixed-use redevelopment along the Pike for years, replacing older commercial and garden-apartment sites, with public realm work alongside. It advances block by block. Look at what is approved near a specific property rather than at the plan as a whole.
The condominium fees
