Bailey’s Crossroads sits where Route 7 meets Columbia Pike in eastern Fairfax County, close enough to the Arlington line and Alexandria’s boundary that all three nearly touch. It is among the most affordable inside-the-Beltway markets in the region, with one of the widest ranges of housing types.

Skyline

The high-rise condominium and office towers on the hill above the crossroads, built from the 1970s onward, include some of the largest condominium buildings in Fairfax County. They offer inside-the-Beltway condominiums at prices well below Arlington — with substantial monthly fees.

Reading the fees properly

At older high-rises, the fee often covers utilities, staff, elevators, and reserves, none of which a garden-style community’s fee includes. So the headline number can look high while total monthly cost still compares well. Two questions matter here:

  • What does the fee include? Utilities in particular.
  • What do the reserves look like, and is a special assessment planned? In a building of this age that is a real financial question, not a formality.

The rest of the area

Along Columbia Pike, garden apartments, condominiums, and small commercial frontage run toward Arlington. Behind the corridor, Glen Forest and Woodlake hold modest single-family and townhouse neighborhoods. West lies Lake Barcroft, a separate private-lake community with its own association and rights.

Getting around

No Metro station. Pentagon City and Ballston are roughly ten to fifteen minutes east. What the area has instead is bus service along Columbia Pike among the most frequent in the region, plus I-395 a few minutes east and the Beltway west. Arlington and the Pentagon are a short drive.

Sellers should state what the fee covers — in this market, a fee that includes utilities is a selling point that goes unrecognized unless it is spelled out.
