Lansdowne sits between Leesburg and Ashburn on the Potomac, built around golf courses, a resort, and — unusually — a hospital campus. It carries a Leesburg mailing address but is not inside the Town of Leesburg, which means county taxes only and no town tax.
The neighborhoods
Lansdowne on the Potomac holds single-family homes and townhouses on the river side with golf frontage. Lansdowne Village Greens sits closer to Route 7 with townhouses, single-family homes, pools, and paths. Coton Commons and Riverpoint are newer, including condominium buildings near the hospital and town center. Across Route 7, River Creek is a separate gated golf community that is frequently shopped alongside Lansdowne — and has its own club, association, and rules.
Fees, which are layered
This is the thing to get right here. Three different costs can apply to one house:
- the community association assessment, for common grounds, pools, and paths;
- golf club membership, which is separate — a fairway lot conveys a view, not playing rights;
- resort or amenity access, where it applies.
Ask what the association fee includes and what each additional membership costs, in writing, before comparing two homes on list price.
The hospital
Inova Loudoun Hospital’s main campus is inside the community. Mostly that is an advantage: emergency care and specialist offices minutes away, and a large local employer. It also brings steady traffic on the internal roads and occasional helicopter movements — worth experiencing before buying close to it.

Getting around
Route 7 along the southern edge, with the Dulles Greenway east — Tysons in about forty-five minutes outside peak. The Silver Line’s Ashburn station is roughly fifteen minutes southeast, Dulles about twenty. Leesburg is five to ten minutes west.
Buying or selling here
Buyers should build the full monthly figure — association, club, tolls if they will use the Greenway — before deciding this is comparable to a house in Ashburn or Leesburg. Sellers should state plainly what conveys and what does not, particularly on golf-frontage homes, because that is the question that most often stalls a deal here.
