Waterford, Virginia

Waterford is a village of roughly seventy buildings northwest of Leesburg, founded by Quakers in the 18th century and largely unaltered since the 19th. It is one of a small number of entire villages designated a National Historic Landmark, and the designation covers the village plus something like 1,400 acres of surrounding farmland.

The village

Main Street and Second Street hold 18th and 19th-century houses, the mill, and the old Quaker meeting house. The approach roads — Loyalty Road, Clarkes Gap — run through farms and cottages. Catoctin Creek, which powered the mill, runs through the low ground.

What the designation means for an owner

This is the central fact of buying here. Waterford sits inside a Loudoun County historic district, and in practice exterior alterations, additions, demolitions, and often fencing and outbuildings are subject to review. It is what has kept the village intact, and it is a real constraint on what an owner may do.

Read the applicable guidelines before an offer. A buyer with plans for the exterior needs to know what will and will not be approved while they can still walk away.

Wells and septic in an 18th-century village

Almost nothing here is on public water and sewer. Private wells and septic systems on small historic lots create genuine constraints on drainfield siting and on what can be added to a building. Establish what serves a specific property and what capacity it has.

Catoctin Creek

Properties near the creek should be checked for floodplain designation and insurance. In a village where the oldest buildings sit close to the water, that is a specific question rather than a general one.

The Fair

The Waterford Fair each autumn is a homes tour and craft fair run by the Waterford Foundation, opening private houses to visitors and funding preservation work. It brings a great deal of traffic to a very small place for one weekend — an amenity, and something residents plan around.

Getting around

Route 9 and Route 662 connect to Route 7 and Leesburg, ten to fifteen minutes southeast; Purcellville about fifteen west. No rail or bus. The Silver Line’s Ashburn terminus is roughly thirty-five minutes east.

Buying or selling here

Sales are rare and each property is its own case — comparables barely exist. Buyers should spend their diligence on the review requirements, the septic capacity, and the floodplain, in that order, and should want this village specifically. Sellers have genuine scarcity working for them, and a listing that answers the review and utility questions up front reaches the small pool of buyers who will actually transact.
