Woodbridge, Virginia

Woodbridge is where Prince William County meets the Potomac, and where a great many people who work in Washington and Arlington actually live. It is not a town — there is no Woodbridge government, no Woodbridge tax — but the address covers a large, varied piece of the county’s eastern half, from waterfront condominiums to postwar ramblers to subdivisions built last year.

The communities

Along the Occoquan River, Belmont Bay and Harbor Station hold the area’s waterfront market: condominiums, townhouses, and single-family homes around a marina, with the Woodbridge VRE station at the edge. Older neighborhoods near Rippon and the river mix mid-century ramblers with newer townhouses inside walking distance of a platform.

East of Route 1, Marumsco and Featherstone are established postwar neighborhoods and generally the most affordable single-family houses in the area. West of I-95, Woodbridge-addressed streets blend into Lake Ridge and Old Bridge and are usually shopped alongside them. Around Potomac Mills and the Prince William Parkway interchange sit townhouses, condominiums, and apartments built to be close to retail and the highway.

Getting around

I-95 and Route 1 run the length of the area, crossed by the Prince William Parkway and Route 123. Two VRE stations — Woodbridge and Rippon — reach Union Station in roughly an hour, and the I-95 express lanes, commuter buses, and the Horner Road lot carry much of the remaining peak load. There is no Metro station; the Blue Line terminus at Franconia–Springfield is fifteen to twenty minutes north off-peak, considerably more at rush hour.

The commute is the single most important thing to test before buying here. It is very different by train than by car, and very different in the express lanes than out of them.

Schools

Prince William County Public Schools serves the whole area, but Woodbridge is large enough to contain several high school pyramids — Woodbridge, Freedom, Gar-Field, and Hylton all draw from it. The assignment can change within a couple of miles, and PWCS has adjusted boundaries as new schools opened. Confirm the current attendance area for a specific address rather than relying on the mailing city.

The rivers

The area fronts the Occoquan and the Potomac. Leesylvania State Park has beaches, trails, and a boat ramp; Occoquan Bay National Wildlife Refuge occupies the point; several marinas operate along both rivers. Waterfront and water-view homes trade as their own sub-market, and flood zone designation and insurance deserve early attention on any property near the water.

Buying or selling here

Woodbridge rewards precision. Two houses with the same mailing address can sit in different school pyramids, different distances from a train, and different flood zones. Buyers should establish all three before comparing prices, and should ride or drive the commute at the real hour. Sellers should price against their own street and station, not against the Woodbridge average, which spans far too much to be useful.
