Herndon, Virginia

Herndon is two places that share a name. There is the Town of Herndon, an incorporated town of about 25,000 with a historic railroad downtown, its own government, and its own police. And there is “Herndon” the mailing address, which stretches across a much larger area of unincorporated Fairfax County to the west and south. Knowing which one a house is in matters for taxes, services, and schools.

The town

Herndon grew up in the 1850s around a stop on the railroad that is now the W&OD Trail, and the downtown still shows it. The old depot is a museum, a restored caboose sits beside the trail, and the blocks around Elden Street and Station Street hold restaurants, a brewery, the town green, and older homes on tree-lined streets. The town has spent years planning a denser, more walkable downtown, and pieces of that are arriving.

Toward the Dulles Toll Road, the town is more modern: the Worldgate area’s townhouses, condos, shopping, and cinema, and the office parks that put Herndon in the middle of the Dulles technology corridor. The Herndon Metro station, opened in 2022, sits at the town’s southern edge.

Town residents pay a town tax on top of county taxes and in return get town services, from trash collection to a police department and zoning that is separate from Fairfax County’s.

Beyond the town line

Most of what people call Herndon lies outside the town. Fox Mill Estates, a large 1970s single-family community with a well-known pool and swim team, sits toward Reston and Oakton. Franklin Farm, off the Fairfax County Parkway, is an established HOA community with pools, trails, and its own shopping center. McNair Farms, near Route 28, is townhouses and condos close to the Innovation Center Metro station and the corridor’s employers. These neighborhoods are served by the county alone, and their school assignments can differ from the town’s.

Getting around

The Dulles Toll Road is the main route east toward Tysons and the Beltway, with two Silver Line stations since 2022: Herndon and Innovation Center. Route 28 and the Fairfax County Parkway run north–south; Elden Street and Herndon Parkway carry local traffic. Dulles Airport is about ten minutes away, which is part of why so many of the corridor’s employers are here. The W&OD Trail runs straight through downtown, connecting to Reston one way and Sterling the other.

Schools

Everything here is in Fairfax County Public Schools. The town feeds Herndon High School; the outlying neighborhoods may be assigned to Herndon, South Lakes, Westfield, or Oakton depending on where they sit. Because the town line and the school boundaries don’t follow each other, confirm the assignment for any specific address with FCPS.

Buying or selling here

The first question about any Herndon property is whether it is inside the town. After that, the usual ones: which school pyramid, how far to the nearer Metro station, and, for the planned communities, what the HOA covers. Downtown and Worldgate trade on walkability and transit; Fox Mill, Franklin Farm, and their neighbors trade on lots, pools, and established streets.
