Ashburn, Virginia

Thirty years ago Ashburn was farmland along Route 7 with a small village at its center. Today it is the population center of Loudoun County, a patchwork of planned communities that together hold well over 40,000 people, plus the Silver Line’s western terminus and the largest concentration of data centers anywhere. It is, for many buyers, what “Loudoun County” means.

Planned communities, one after another

Ashburn was built community by community, and the names still matter. Ashburn Farm and Ashburn Village came first, in the early 1990s: single-family homes and townhouses around pools, trails, and shopping centers, with Ashburn Village adding lakes and the Sports Pavilion, a members’ indoor pool and fitness complex. Broadlands followed along the Dulles Greenway with a nature-first design, wetlands and a nature center included. Belmont brought a gated golf community around the historic Belmont Manor, with the non-gated Belmont Greene and Belmont Ridge beside it. Brambleton, the largest of the newer communities, has its own town center and was among the first in the region built with fiber to every home. In the north, Lansdowne sits near the Potomac with a resort, golf courses, a 55-plus community, and Inova Loudoun Hospital. One Loudoun, at Route 7 and Loudoun County Parkway, is the newest: a mixed-use town center with the housing built around it.

Each of these has its own HOA, rules, amenities, and price range. Two townhouses of the same age a mile apart can carry very different monthly fees and very different school assignments.

Metro arrives

The Silver Line reached Loudoun in November 2022. The county has two stations: Ashburn, the western terminus, at the Loudoun Station development off the Greenway, and Loudoun Gateway, farther east near Route 606 and Dulles — Loudoun Gateway carries a Sterling address rather than an Ashburn one. For the first time, living in Loudoun and commuting by rail is a straightforward option, and the neighborhoods within a short drive of the stations have taken on a new appeal for commuters.

Data Center Alley

The other thing Ashburn is known for is data centers. Eastern Loudoun along Route 28 and Loudoun County Parkway hosts one of the densest concentrations of them in the world, and they underwrite much of the county’s tax base. For residents the effect depends heavily on location: some neighborhoods back onto them, most do not. It is a reasonable thing to ask about, along with what is zoned on any undeveloped land nearby.

Getting around

The Dulles Greenway (a private toll road) and Route 7 carry most traffic east toward Tysons and the Beltway; Route 28 and the Loudoun County Parkway run north–south, and Waxpool Road is the free east–west alternative through the middle of Ashburn. Dulles Airport is about fifteen minutes away. The W&OD Trail crosses Ashburn on its way from Purcellville to Alexandria.

Schools

Loudoun County Public Schools serves all of Ashburn, and several high schools split the area: Stone Bridge, Broad Run, Briar Woods, Rock Ridge, and Independence, among others. Loudoun has grown so quickly that boundaries have been redrawn many times, so the assignment for a particular address should be confirmed with LCPS rather than assumed from the neighborhood name.

Buying or selling here

Because so much of Ashburn was built in the same few decades to similar plans, buyers compare on the details: lot, condition, updates, HOA fees, and distance to the stations and town centers. Sellers do best by pricing to their specific community rather than to “Ashburn” as a whole, and by knowing what the comparable homes in that community actually sold for.
